Your property experts Allied Surveyors Scotland reports that it is pleasantly surprised at the volume of business the firm is experiencing.

Property markets in the Highlands are still suppressed by the financial landscape and the lack of borrowing on which so many property transactions have relied in the past, yet there remains a significant pulse of activity, even enthusiasm, amongst a core of businesses and entrepreneurs.

Jeff Collins, director of the commercial property division of Allied confirms this: “There are wild contrasts evident in the local business world at the moment – many businesses are stretched by the lack of cash flowing round the system, and in sectors like construction and property there are continuing challenges. It’s very sad to see further casualties and know the knock-on effect of each closure. But at the same time there are other people identifying opportunities every day, and they need advice and property to move their plans forward.”

Recent examples of deals done include a hotel sale near Invergarry, shop lettings in Inverness, Nairn and Fort William and workshop and office lettings in Inverness. On the acquisition side, clients of the firm have recently expanded into the Central Belt, taking warehouse space in Cumbernauld and Glasgow.

Managing Director Richard Smith confirmed: “It’s not only in deals for occupiers, but also in property investment that we’re seeing activity. Investors are very canny and are well aware that some vendors are being pushed into sales, and there are properties on the market where investment values will undoubtedly rise significantly as we finally pull out of recession.”

Allied Surveyors Scotland has become the main brand being taken forward by the long-established Souter & Jaffrey Chartered Surveyors practice and the directors are very conscious of comforting clients who are concerned that local influence is weakened.

On the contrary, the firm remains owned and managed by the same, locally based directors, but draws in the advantages of a Scottish-wide network of other firms and the gravity of back-up systems, such as Quality Assurance and a Code of Practice that provides clients with the confidence of getting the advice they need.

The firm benefits from having a broad range of expertise on offer, including the hugely knowledgeable team of residential valuers who many Highland residents will have encountered as well as an expert technical team of quantity and building surveyors, involved in domestic and commercial projects throughout the region.

The commercial division has its For Sale boards up on many shops, offices and industrial buildings around the area, while the factoring team quietly works away to manage over 2,000 properties on behalf of owners and management committees. This spread of activity is key to the firm’s success. Having acquired new offices in Dingwall last year, the firm now feels that it covers the territory very effectively, the Elgin office having Moray under its command, and the Fort William office spreading the word around Lochaber and Argyll.

The Directors are content that the company is weathering the recession well but know that they cannot afford to be complacent. Jeff Collins comments: “We’ve been providing a service to clients throughout the Highlands for 60 years now, but we always have to ensure that we’re getting it right as often as possible.

“We’re constantly seeking to improve what we do for our customers, and it’s that ethic that has earned us the strength we have now. We wouldn’t be here if it wasn’t for our clients and we will keep listening to what they need from us.”
